The five things to discuss with your builder when buying a home and land package

Buying a home and land package is a major commitment and big project, but if you work with a good builder, the process can be relatively stress-free and easy. So, before you commit to a builder, make sure that they are well-equipped with knowledge, skills and experience and can successfully assist you in the building process. To find the right builder for your home and land package, make sure you discuss the following aspects with them.

1.The builder’s building portfolio
Ideally, you should find a builder who has experience in building a wide variety of home and land packages, and especially, one who can build the style and quality home you are looking for. Ask the builder to show you photos of their recently completed work to see if their home styles match your requirements. You should also ask the builder if you can visit any of their current or recently completed home building projects. A site or display home visit will give you an opportunity to experience aspects such the quality of their building material, home layouts, and finishes first hand.


2.Insurance and licensing
To avoid any serious legal or financial issues, it is crucial to check that your builder is adequately covered with building insurance and licensing. Before you commit, ask for a copy of your builder’s Certificate of Currency for Home Indemnity Insurance, as this will cover any issues such as the builder disappearing, becoming insolvent or passing away. Always work with a builder that is licensed. You can check their licencing and credentials online through the Home Industry Association, the Department of Fair Trading and the Masters Builders Association.


3.The building package
It is not uncommon for some builders to offer very attractive building prices, but then to charge a lot for any changes, extras and finishes during the building process. Ask the builder for an exact breakdown of what the building package includes. Look out for finishes, fittings, and appliances which may not be included, and also ask what type of warranty is included in the package. If their prices are higher than expected, ask them why – some builders may offer good quality services, materials and include more finishes, which could be better value in the end.


4.The construction process
It’s a good idea to ask your builder to explain their building process to you. Be sure to know exactly what they require from you and what they will be responsible for. Your builder should give you a clear timeline that stipulates when the building will commence, when they plan to finish certain phases of the building process, and when the home’s key will be handed over to you.


5.Other building commitments
It is natural to want to work with the most popular builder in the area. But if your builder is busy with too many projects at once, they may end up neglecting some of the smaller jobs or make unnecessary mistakes. Make sure your builder has enough available staff and contractors who are fully committed to giving your home and land package their full attention and to finish it on time.
